Costs, Policies and Cancellation Info
For Farmhouse Stay and Farmhouse Bed & Barn Stay:
The Farmhouse Stay and Bed & Barn Stay has a two-night minimum. A 50% deposit is required to book a stay. The remaining balance is due 30 days prior to your visit. (Non-refundable.) If arrival date is less than one month in the future, 100% total cost of stay is due in full at time of reservation.
Cancellation Policy:
In the event of cancellation, guests are responsible to Valley Meadow Farms for the full amount of the reserved stay. If other guests book the dates, the amount will be returned less $250. No refunds will be given for inclement weather, including hurricanes, flooding, snowfall, ice storms, power outages, nor for any other circumstances beyond the control of Valley Meadow Farms owners.

Whatever your type of visit to Valley Meadow Farms, the following policies apply:
• If you do not show up for your reservation, you are responsible for paying the entire amount of the full reservation.
• Early departures and no-shows due to weather or any other reason will not receive a refund. We do not give refunds due to road conditions.
• We do not allow transfers of reservations to another person or family.
• Visitors of registered guests are not permitted without Valley Meadow Farms owner permission and payment of additional guest visit fees.
• Valley Meadow Farms is not liable for refunds or expenses you incur in the event that your reservation can’t be fulfilled as a result of circumstances beyond our control. Such circumstances include but are not limited to: war, terrorism, riots or civil unrest, natural disaster, epidemics, health risks or such similar events.
• Reminder, pets (other than horses) and smoking are not permitted.
Special Request Available:
For a $500 fee, an exclusive use of the farm is available upon request. This ensures no other guests will be on the property during your stay.
Trails on Property
Guests to Valley Meadow Farms will enjoy access to private trails that traverse the 400 acre farm. Whether walking or riding your horse, you will travel along creeks and ponds, through forests and meadows and up hills and down ravines. The trails are well marked and with reverse direction total 30 miles. Trails are not open to the public but reserved exclusively for guest reservations.
Maryland Horse Industry Board said “Valley Meadow Farms has the most beautiful and well-maintained trails in the region.” Another guest wrote “spectacular footing and views.”
Trails at Valley Meadow Farms are private, reserved for use by farm guests only.
